Bring the labor. Bring the management.
TopGrade Built gives trade contractors and service vendors the bid packages, safety program and job paperwork of a big general contractor. Owners and GCs get a professional team on their job, not just a crew.
- Scope priced to the drawing sheets
- Exclusions in plain words
- Site-specific safety plan attached
- Safety data sheets for every product
- Insurance and licenses current
- Crew oriented by QR before day one
Built for everyone on the job
Pick your role. Green dots are working in the app today. Open circles are in development, and partners help decide what ships next.
Win more work with less paperwork
You swing hammers all day. TopGrade Built breaks the drawing set into your trade package, with every scope line tied to its sheet, so you price the work instead of digging through plans. Bundle the trades you can carry under one contract, bring in your own 2nd-tier subs, and send the GC one clean proposal.
Working today
- Trade packages broken out from the drawings, with sheet images for every line
- Qualifications and plain-word exclusions, ready to edit
- Professional PDF proposal in one click
- Bundle several trades under one contract at a lower fee
- Price requests to your 2nd-tier subs by text link
- Buy out scope to 2nd-tier subs: your price per line, their counters, questions answered (or passed to the GC as RFIs), and a subcontract signed on both sides
- Job workspace: daily logs with weather filled in, production, safety and QC, with a GC report that leaves out your labor hours
- 3-week lookahead with a constraint log; tasks show ready or blocked, LEAN pull-plan style
- Delay and lost-production log by cause and who's responsible: weather, other trades in the way, late answers, material, inspections. Flags any delay the GC hasn't been notified of in writing, and prints a delay log to back a change order or time extension
- Job cost against the budget from your bid: receipts, invoices, labor from daily logs, and earned value showing whether you're over or under
- General conditions on every buyout: who provides toilets, fencing, power, dumpsters, hoisting, lifts and more, with sub counters and an Exhibit A on the subcontract
- Price requests that go as deep as the work does: each sub prices a line, excludes it, or subs it out to their own sub with a new link, 3rd tier, 4th tier and on, and every price rolls back up
- Scope gaps tracked to the end: anything excluded, skipped or still waiting on a price is listed with how it's covered, on the package and on the master cover sheet
- Find rentals, suppliers, testing labs and attorneys near the job in one tap
- Vet 2nd-tier subs before you sign: their documents, crew and any request for a walkthrough of the drawings in one review, with signing locked until you mark them vetted
- RFIs that travel up the chain from your 2nd-tier sub to the GC, designers or owner, with the bid's RFI deadline shown everywhere, a standard RFI form PDF and an RFI log
- Scope gaps flagged when a sub excludes a line, with one tap to carry an allowance, find a local vendor, or send that one item out for a price
- Upload your own estimate and it's rebuilt into a proposal
- Safety and environmental plan builder
- Phone site orientation for your crew by QR poster
- Submit now, finish paperwork later: missing items are flagged, never blocking
In development
- Platform pricing on materials and rentals: bulk deals negotiated with the combined volume of every job on TopGrade Built
- QR clock-in, timesheets and payroll exports
- Closeout review that prices your next bid from real numbers
- Satellite takeoffs: roof, site and exterior measurements from an address, no ladder or drawing set needed
- Job books and turnover packages assembled from your field records
Look like the biggest outfit on the job
Whether you're a 2nd-tier sub pricing for a prime or a repair vendor answering a work order, you show up with the same documents a large contractor brings: a clean price, your insurance and licenses on file, and a safety plan that fits the job.
Working today
- Price a request from your phone, line by line or lump sum, and exclude or sub out any line you don't do
- Accept a buyout, counter any line, or exclude what you don't do, with an optional reason, and sign your price as a firm offer
- Review the drawings, safety plan and orientation before you sign, with a plain guide to reading the sheets
- Ask questions with a photo and sign the subcontract on your phone
- Get vetted in Spanish or English: your company, insurance, licenses, W-9 and crew, saved as you go
- No company yet? A step-by-step guide to forming one in Colorado, from the LLC filing and a free EIN to workers' comp and insurance
- Need more hands? See available workers matched to your trade, with their experience and certifications
- Only the drawing sheets that matter to your scope
- Insurance, licenses, W-9 and company resume uploaded once, with expiration reminders
- Your account keeps your drafts on any device
In development
- Crew launch beyond the first job: training records, payroll setup and an apprenticeship path
- Service requests: a photo or work order becomes an estimate
- Local supplier lookup for replacement parts
- Punch lists and warranty calls routed to you with deadlines
- QR tags on tools, trucks and equipment with inspections
Free for GCs. Your subs manage themselves.
No license fees, no seats, no per-project charges. Instead of your team chasing paperwork, each sub carries their own safety plan, orientation, insurance, daily reports, RFIs and delay notices, and you see all of it. Award trades from one master cover sheet, with the price, schedule of values and every scope gap in front of you.
Working today
- Master cover sheet: pick a bundle and see the price update live
- Master schedule of values by trade and scope line, as PDF or CSV
- Each sub's insurance, licenses, safety plan and data sheets in one place
- Quantities and sheet references tied to your drawings
- Paperwork still to come from each sub, listed on the cover sheet
- RFIs arrive as a link: answer them, or pass them to the architect, engineer or owner, and the answer flows back down to the crew that asked
- Scope gaps from every tier of sub, with how each one is covered, on the cover sheet
- Daily reports from your subs with weather, crew, production, safety, inspections and delays by cause
- Delays caused by others logged with crew hours lost, so notice comes early instead of in a claim
- Lower-tier subs vetted by the prime before they sign, with insurance and licenses on file
In development
- Upload a drawing set and invite subs; repeat work reuses the last job's breakdown
- Shared 3-week lookahead and pull plan, including your outside subs
- Constraint log and inspection hold points
- Punch lists that hold retainage until items close
Every building, vendor and dollar in one view
Owners and facility managers see the same organized packages a GC does, plus a running history for each building and piece of equipment. Approve work with a not-to-exceed amount, check a vendor's paperwork before they're on site, and know who fixed what.
Working today
- Review and accept bundled trade proposals online
- Vendor insurance, licenses and safety plans on file
- Signed terms and confidentiality from every user
In development
- Send RFPs to contractors with an invite to join; their proposals come back organized and side by side
- Service tickets: staff or tenants report a problem, it's routed to the right vendor and tracked until it's closed
- Maintenance requests with photo, estimate and approval
- Building and equipment history with preventive maintenance schedules
- Warranty tracking against the original install
- Response times and spend by vendor
Inspections that hold the work until they pass
Build checklists by industry and test type, record results on your phone, and attach reports to the exact location and spec section. A failed test becomes a constraint with an owner and a due date, and the covering work can't be scheduled until it clears.
Working today
- Requirements from the bid documents logged with their source sheet
- Field verification built into every proposal
- Each package marked reviewed against the drawings, with who and when
- Product data sheets attached to each package
In development
- NDT, hydrotest, coatings, compaction and concrete test records
- Building department inspections as hold points
- Material receiving and pre-install inspections with photos
- Inspector and technician certifications tracked
- Environmental samples with jar labels and chain of custody
- Job books compiled automatically, including PHMSA pipeline turnover records
A real safety program on every bid
Written by a former safety director. Each sub builds a site-specific safety and environmental plan from the trades they're bidding: federal OSHA 1926 (MSHA added on mine sites), a job hazard analysis with citations, written programs, environmental controls and data sheets. Then the crew gets oriented by QR before they start.
Working today
- Site-specific safety and environmental plan builder
- Job hazard analysis built from the trades, with standard citations
- Safety data sheet register with uploads
- Safety and environmental requirements pulled from the bid documents
- Phone site orientation by QR poster, with quiz, signature, client onboarding and a live roster
In development
- Tool and equipment pre-use inspections by QR, with training checks
- PPE issue log with fit test and medical clearance reminders
- Industrial hygiene monitoring tied to each worker
- Instrument calibration and bump test records
- 811 tickets checked before digging
General contractors: drop the per-seat software bill
TopGrade Built is free for GCs. The subs carry the workload: their own safety plans, orientations, daily logs, RFIs, delay notices and paperwork, organized the same way on every job.
How a job runs
Bid, award, build, inspect, punch, close, pay, warranty. One record follows the work from the first takeoff to the warranty call, so nothing gets retyped.
Bid
Working todayThe drawing set becomes trade packages with sheet references. Subs price each line, exclude it or sub it out down the tiers, attach their documents and safety plan, and send one proposal.
Award
Working todayThe GC or owner picks a bundle on the master cover sheet and accepts online. Primes buy out 2nd-tier subs with signed prices, general conditions and a signed subcontract.
Build
Working todaySite orientation by QR, daily logs with weather, production and delays, the 3-week lookahead with its constraint log, RFIs and job cost, all from a phone.
Inspect
Partly builtInspections and hold points are tracked with the GC on a shared link, and tests and quality issues are logged every day. Test records and the job book for each industry are in development.
Punch
In developmentPunch items with photos, assigned to the trade responsible, tracked until closed, with retainage held until they are.
Close
In developmentCloseout documents and a lessons-learned review. Real costs and production rates from the job price your next bid.
Pay
In developmentPay applications built from the schedule of values, lien waivers with each payment, and retainage released when the punch list is done.
Warranty
In developmentWarranty calls go to the trade that did the work, tied to the original install records and deadlines.

Latest updates
What shipped recently. New work lands every week, shaped by the contractors using it.
- HSE and QA/QC plan builder, full plan sets
The safety plan builder is now a full health, safety, environmental and quality plan. It adds occupational health and a quality control plan with three-phase inspections, plus an inspection and test plan built from your trades. Every bid page and sub price request can now download, print or share the complete plans and specs at original size. Every scope line has the same buttons on both sides: price it, exclude, sub it out or carry an allowance.
- Introducing Scope Scan
Our drawing breakout now has a name. Send your drawings and Scope Scan breaks the whole set into trade packages with pricing and sheet references on every line. Your bid page now opens on a job overview: every trade as a big card up top, the full drawing set as thumbnails with a .zip download, arrows to flip trade to trade, and a Swoop the project button that puts every trade in one contract at the bundled price. Free through the holidays.
- Free Scope Scan through the holidays
Send every job you're bidding: the whole set, any trade, any size. It's free through the holidays, and you pay only on a job you win, as a job-costed line in the project budget. Drag your files onto the form or paste a share link, and you'll get an email confirmation.
- GC job link, inspections and hold points
Subs can now send the GC one link to the live job: the 3-week lookahead, the constraint log, inspections and hold points, delays and recent daily logs. The GC answers or clears constraints, adds new ones, schedules inspections and records results, and messages the sub, with no account. Labor dollars and notice notes stay private. Inspections get their own tab, and any hold point shows on the lookahead until it passes.
- Submittal log for every trade
Each trade package now starts with a submittal log built from the drawings and specifications: product data, shop drawings, samples, test reports and closeout documents, with the sheet or spec section each one comes from. Track status and due dates, see what's past due, and download the log as a spreadsheet for the GC.
- Alternates broken out on every proposal
Each trade package now has its own Alternates section: adds, deducts and unit prices, kept out of the base bid. They print on the proposal in their own table and show on the GC's master cover sheet under each trade, so GCs can compare them side by side. Alternates the bid documents ask for are filled in from the Scope Scan.
- Code and zoning review on every job
Each bid now has a Code & zoning section: the city's adopted code editions, design loads like snow load and frost depth, and code findings for each trade, such as existing-building rules on a tenant improvement or sprinkler thresholds for assembly spaces. Subs see the same findings on their price request. Lookups for the zoning code, permit rules and fire plan review are one tap away. Everything is marked to confirm with the building department.
- Job requirements on every price request
Every sub asked for a price, at any tier, now sees three buttons: safety requirements (the prime's safety plan, site rules, hazards and controls, PPE, written programs and the site orientation), client requirements (background checks, badging, drug testing, prevailing wage, client documents and due dates), and QA/QC and inspections (hold points, tests and closeout items for their trade). The prime adds common client requirements with one tap, and changes reach every sub's link automatically. Anything auto-generated is marked to confirm against the specifications.
- Setup link goes out with every lower-tier price
When a lower-tier sub sends their price back, they get an email with their own setup link: business info, insurance, licenses, W-9 and crew, in Spanish or English, with company formation help if they need it. The link also shows on screen right after they send. The sub who asked for the price sees each sub's setup status next to their price.
- Multi-tier pricing and scope gaps on the cover sheet
A sub answering a price request can price each line, exclude it, or sub it out with a fresh link for just those lines, and their sub can do the same, as many tiers down as it takes. Prices roll back up the chain line by line. Anything excluded, skipped or still waiting becomes a scope gap the prime resolves (self-perform, allowance, another sub, by others or excluded from the bid), and every gap shows on the master cover sheet for the GC.
- Job workspace: daily logs, lookahead and job cost
Daily logs now record every delay with its cause, who's responsible, crew hours lost and production lost, and flag the ones the GC hasn't been told about in writing. Once a job is won, it moves to the job workspace. The budget comes straight from the bid. Daily logs fill in the weather for the job's location and record crew, production and % complete, safety checks, inspections, deliveries, delays and photos. Each day prints as a GC report without labor hours, or an internal copy with them. The 3-week lookahead marks each task ready or blocked by its open constraints, and job cost compares what's been earned against what's been spent, line by line.
- General conditions, skipped lines and vendors nearby
Every buyout now spells out who provides portable toilets, fencing, temporary power, dumpsters, cranes, lifts, testing and more. The 2nd-tier sub can propose changes with their counter, and the agreed list becomes Exhibit A of the subcontract. When a sub's price skips lines, the prime sees exactly which ones, with their own number still on each. Rentals, suppliers, testing labs, surveyors and attorneys near the job are one tap away.
- Vetting, company launch and a labor pool
A 2nd-tier sub's price still comes in, but the prime can't sign until the sub is vetted. The sub fills in their company, insurance, licenses, W-9 and crew in Spanish or English, and anyone without a company gets a step-by-step Colorado formation guide. Workers sign up at topgradebuilt.com/trabajo with their trades and certifications, and crew leads see who's available for their scope. We never ask about immigration status.
- RFIs up and down the chain
A question from a 2nd-tier crew goes to the prime, who answers it or sends it up as an RFI. The GC opens it from a link, answers or passes it to the architect, engineer or owner, and the answer comes back down to everyone who asked. The RFI deadline from the bid documents shows on every screen, late RFIs are flagged, and each RFI prints as a standard form. Answers can be added to the bid's qualifications in one tap.
- 2nd-tier buyouts and scope gaps
Primes set a price for each scope line and send it to a 2nd-tier sub by link. The sub accepts, counters line by line, or excludes items they won't do, and signs the price as a binding offer good for the days they set, asks questions with photos, reviews the drawings, safety plan and orientation, and signs on their phone. Excluded items come back to the prime as scope gaps, with one tap to carry an allowance, look up a local vendor, or send just that item to another company for a price. Both signatures are recorded with time and network address, and nothing changes after signing.
- Site orientation and zero-friction paperwork
Crews scan a QR poster and finish the site orientation on their phone: emergencies, site rules, this job's hazards and PPE, the client's own onboarding, a short quiz and a signature, with a live roster and printable sign-in sheet. Subs can submit without every document attached; anything missing is flagged to the project manager instead of holding up the bid. Each package can be marked reviewed against the drawings.
- Safety and environmental plan builder
Site-specific plans built from the trades being bid: federal OSHA 1926 (MSHA added on mine sites), job hazard analysis with citations, written programs, environmental controls, safety data sheets, and the safety and environmental requirements pulled from the bid documents, including prevailing wage. Attaches to the bid and the GC's cover sheet.
- Accounts, terms and project dashboard
Sign in with a one-click email link and pick up drafts on any device. Every user signs the terms of use and confidentiality agreement. Project site maps with directions on every package.
- Insurance, licenses and company resume
Upload once and it travels with every bid, with expiration reminders and a "still needed" list.
- Master cover sheet with schedule of values
GCs pick a bundle of trades and see the price, the full schedule of values and each sub's documents update live, then download it as PDF or CSV.
Free through the holidays. Pay only when you win.
Every Scope Scan is free through the holidays, on as many jobs as you're bidding. You pay only on a job you win, as a job-costed line in the project budget. Clients, lower-tier subs and workers never pay.
No card, no seats, no setup fee.
- General contractors, owners and facility managers: bid packages, the master cover sheet, RFIs and adding your own subs.
- 2nd-tier subs and every tier below: pricing requests, buyouts, signing, vetting, company setup and site orientation.
- Workers: join the labor pool at topgradebuilt.com/trabajo and get matched with crews.
- Prime subs: a free Scope Scan on every job through the holidays.
Holiday offer. Send every job you're bidding. The whole job, every package, plus re-runs when addenda come out, any trade, any size.
- No card, no subscription, nothing to cancel.
- Pay only on a job you win, as a line in the project budget.
- After the holidays it goes back to $15 a job ($40 for sets over about 250 sheets), still credited back when you win.
Compare that with the hours a takeoff and scope breakdown take by hand.
You don't pay to bid. Win the job through TopGrade Built and the Scope Scan is covered by the proposal platform fee in the awarded price, so a job you win costs you nothing out of pocket.
When work is awarded through the app, a proposal platform fee is built into the price the client sees, so your take-home doesn't change. It's figured in steps on the awarded amount:
| First $10,000 | 10% |
| $10,000 to $100,000 | 5% |
| $100,000 to $500,000 | 2% |
| $500,000 to $1 million | 1.5% |
| Over $1 million | 1% |
It's a line in the project budget, like bonds or insurance, so no single party carries it. It's the cost of managing the smoothest job you've ever run.
For example, $5,500 on a $100,000 award and $21,000 on $1 million. Trades awarded together under one contract are figured as one total, so they cost less.
- Bring your own: any job you're bidding, from any GC or bid site. Send the drawings and specs and get your trade packages back.
- Or bid ours: we send out bid opportunities as they come up, ready to price, to subs and crews on the platform.
TopGrade Built supplies software and workflow tools only and isn't a party to any contract between users.
